PNK Group USA is constructing and will complete this year a 1.2 million-square-foot industrial building at PNK Park Southern Gateway at Lambert Farms in McDonough, Georgia. In addition to its large size, the new building stands out from a construction aspect.
Although a speculative building, it has a very high specification:
1. Height - 45' peak, 40' clear
2. Slab – reinforced 8" slab
3. Roof - 60 mil, R-25.
4. Walls - three-layer concrete walls with insulation.
5. Dock equipment - 100% included (40,000 lbs. levelers)
6. Lighting - 30FC with motion sensors.
Importantly, using a more durable and functional structural frame with reinforced concrete columns, technology, production equipment, or overhead crane beams with a lifting capacity of up to 8 tons can be installed without any complex reconstruction required.
The installation of reinforced concrete elements and a concrete slab is underway. On 22 June, a helicopter carried out the installation of HVAC equipment.
Two industrial buildings totaling 1.5 million square feet have already been completed at PNK Park Southern Gateway, and two more buildings will be constructed in the future.
The company recently successfully experimented with using concrete girders and replacing steel columns with reinforced concrete columns on two other PNK projects: PNK Park Humboldt in Hazelton, PA, and PNK Park—Great Stream Commons in Allenwood, PA. This resulted in an increase in bolted connections and fewer welded connections. Soon, expanding in-house manufacturing and producing more precise elements will allow PNK Group to eliminate welded joints altogether.
The new Georgia industrial facility will be completed with elements produced by factories owned by PNK Group USA. The elements come from the plant located in Winder, Georgia, which is currently undergoing upgrades and the addition of advanced equipment, as is the plant located in Bethel, PA. At these plants, the company is creating completion centers for rapidly constructing industrial buildings.
